What fees am I responsible for during move-in?
- $50 application fee per applicant 18 & over is due at the time of application.
- A $250 administrative fee is due at the time of move in.
- A refundable security deposit is due before lease signing. It is $500 for a 1 bedroom, $1000 for a 2 bedroom, and $1500 for our townhome options.

What parking options are available?
- We offer either an outdoor parking spot in our dedicated lot for $125 per month, or a heated garage space for $185 per month.
- Street parking (free) can be utilized for guest parking as well as for touring purposes.

What utilities am I responsible for?
- Internet is offered through Century Link, and is set up directly with them. Fiber optic internet is available.
- Electric is set up through Xcel Energy and paid by your actual usage.
- Water & trash is billed back month based on overall usage of the building/ There is also a $4 per month utility billing fee. We estimate this to range from $20-$30 per month, per person.
- Gas is set up with CenterPoint and is charged based on usage.

How many people can live in a Spectrum apartment or townhome?
We have an occupancy limit of 2 occupants per bedroom for apartments and 5 occupants per townhome.

What is the application criteria?
- Spectrum requires a combined monthly income (gross) of 2.5 times the rent from all applicants together.
- A credit, rental and background check will be run on all adult applicants. Please reach out to the building with specific questions.
- A lack of credit, or limited credit history, can still result in an approval with a higher deposit - up to one month's rent.

Is this student housing?
No, Spectrum is not exclusively student housing. We're a market-rate apartment community open to everyone!
While students from the nearby University of Minnesota are certainly welcome, our residents include young professionals, couples, graduates, and anyone looking for quality apartment living in the heart of Minneapolis. We don't require student status or impose academic schedules. If you meet our standard application criteria, you're welcome to call Spectrum home.

Is public transportation nearby?
Absolutely! A Metro Transit bus stop is right outside Spectrum's front door, providing easy access to downtown Minneapolis, the University of Minnesota campus, and destinations throughout the Twin Cities. The area is also highly walkable and bike-friendly.

What is your pet policy?
- We are very pet friendly! Spectrum allows up to 2 pets per apartment. Cats and dogs only, no caged animals.
- We have no size, weight or breed restrictions!
- There is a $350 pet fee for 1 pet, or $500 for 2 pets. This is nonrefundable and due at move in.
- We charge $50 per month, per pet, for a recurring pet rent fee.
- Vaccination records are required for all pets.

Are there pet amenities?
Yes! We have designated pet areas on the property, including a dog run and pet-washing station, and you're just minutes from great walking paths including the Stone Arch Bridge and Mississippi Riverfront. Como Park is also nearby for longer adventures with your pup.

How do I submit a maintenance request?
Maintenance requests can be submitted 24/7 through our online resident portal. For emergencies, contact our emergency maintenance line. Our on-site maintenance team is responsive and works quickly to resolve any issues.
